Emmons Title Company: 117 years of service.

If Ben Emmons was still alive, he would be very proud to know that the company he founded, and that still bears his name, is alive and thriving at the dawn of the 21st century. In 1884, Emmons founded The Benjamin Emmons Abstract Company, the first title and abstract company in St. Charles. Emmons Abstract Company opened in and operated out of the historic Moose Building at 117 S. Main Street, where it remained for many years.

After his death in 1944, Mr. Emmons' family sold the company to St. Charles attorneys Robert Niedner and Helmuth Dallmeyer. The Emmons company continued over the years to move as its growth demanded.

In 1955, the company moved to 131 Jefferson, the site of St. Charles' first public school and the present home of the Niedner law firm. In 1960, Emmons Abstract Company expanded again and moved into new quarters at 101 South Second Street, where it remained for the next 26 years. During this time, Emmons Abstract Company, in addition to its abstracting business, started issuing title insurance policies as an agent of Title Insurance Corporation of St. Louis.

The abstracting business eventually gave way to title insurance, and Emmons' business focus changed accordingly. In 1969, Emmons Abstract Company was purchased by St. Paul Title Insurance Corporation and operated as St. Paul's branch office in St. Charles. In 1980, Max Niedner, who started with St. Paul Title in 1968 and managed both its St. Louis and St. Charles branches, bought the Emmons division from St. Paul and renamed it Emmons Title Company.

Today, Emmons Title Company is a full service title insurance agency, issuing owners, lenders and leasehold policies on residential, commercial, industrial and agricultural real estate located in St. Charles County. Emmons is proud of its present home office at 301 N. 3rd Street in St. Charles and its branch office at 1205 Edgewater Point in Lake St. Louis. Emmons Title Company issues title insurance policies underwritten by First American Title Insurance Company of Santa Ana, California, the nation's largest title insurance company. In addition to its title insurance business, Emmons offers a variety of escrow and settlement services, title searches and reports, and construction loan disbursing services.
